Terms & Conditions

Arrival and departure

• Check-in: from 14:00
• Check-out: by 10:00
• Early check-in / late check-out: subject to availability and may incur additional charges
• Key collection: arranged prior to arrival

Payment terms

• Deposit: 50% of the total booking amount required to confirm the reservation
• Balance: due 14 days prior to arrival
• Payment methods: EFT / bank transfer
• Proof of payment: must be emailed to [email protected]

Cancellation policy

• More than 30 days before arrival: full refund of deposit
• 15–30 days before arrival: 50% of deposit refunded
• Less than 14 days before arrival: no refund
• No-shows: full amount forfeited

Security bond

• Amount: R1,500 refundable security deposit
• Due: on arrival or with final payment
• Refund: within 7 days of departure, subject to property inspection
• Deductions: for damages, excessive cleaning, missing items, or rule violations

House rules

• Maximum occupancy: 6 guests (strictly enforced)
• Quiet hours: 22:00–07:00
• Smoking: strictly prohibited indoors — designated outdoor smoking areas only
• Pets: not permitted unless by prior written arrangement
• Parties / events: not allowed without prior written consent
• Visitors: day visitors must be pre-approved and leave by 20:00
• Parking: available on-site — vehicles parked at owner's risk
• WiFi: complimentary — fair usage applies
• Rubbish: please use bins provided and separate recycling where indicated
• Towels & linen: provided — please do not remove from the property
• Energy & water: please conserve — this is a coastal area subject to restrictions
• Children: welcome — parents/guardians are responsible for supervision at all times
• Pool / outdoor areas: use at your own risk
• Noise: please be considerate of neighbours and other guests at all times
• Cleaning: the unit will be cleaned prior to arrival — additional mid-stay cleaning available on request (charges apply)
• Property care: please treat the home and furnishings with respect, and report any damages immediately

Occupancy limits

• Adults: maximum as per booking confirmation
• Children: count toward total occupancy
• Infants: under 2 years may sleep in cots (please request in advance)
• Exceeding occupancy: may result in immediate cancellation without refund
• Extra beds / mattresses: available on request — additional charges apply

Liability disclaimer

• Eagle's Roost B&B accepts no liability for loss, theft, or damage to guests' personal belongings
• Guests use facilities (including outdoor areas, parking, and any recreational amenities) entirely at their own risk
• The owners are not liable for injury, accident, or death arising from use of the property or surrounds
• Guests are advised to ensure they have adequate travel / personal insurance
• Force majeure: the owners are not liable for cancellations or disruptions due to events beyond their control (weather, load shedding, municipal issues, etc.)
